The Watts family transformed an underappreciated terraced house in Berlin-Karow into a contemporary courtyard home: gutted, floor plan optimized, open-plan kitchen/living area, split-level design, and a wooden extension for a home office. immowerk.BERLIN handled the building permit application, budget, and construction; an energy package with a heat pump, PV system preparation, and rainwater harvesting sustainably reduces costs and increases value and quality of life.
Initial situation
The young Watts family – she from Great Britain, he raised in Berlin-Mitte – were looking for peace and quiet, greenery, and easy access to the city. In Berlin-Karow, they found an older terraced house on a rectangular plot of land between the Karow S-Bahn station (S2), the Karow ponds, and Pankeweg. The existing structure was solid but small; the garden was magnificent. Their goal: to buy it, develop it cleverly, and create a modern home with space for family, a home office, and guests.
Our strategy
With immowerk.BERLIN, the project didn't start with a sledgehammer, but with analysis. We assessed the market and micro-location (Alt-Karow, near Wiltbergstraße, with access to the A114/B2) and examined the development potential according to Section 34 of the German Building Code (BauGB). The result: The layout allows for a courtyard house concept – expandable, energy-efficient, with a clear address facing the street and a sheltered inner courtyard. Living visions and 3D sketches made the added value visible early on, which secured the Watts' purchase decision.
Architecture & Use
Instead of a simple renovation, we designed a house-within-a-house:
Gut the existing structure, optimize the floor plan, create an open-plan kitchen/living room facing the garden.
Wooden extension as a studio and home office with separate entrance (for international calls to London).
Split-level with short distances, plenty of daylight along the long garden side.
Communal courtyard with covered veranda, bicycle/stroller niche and storage space.
Energy package: insulated building envelope, heat pump, PV preparation, rainwater harvesting; cable routing for e-charging point at the parking space.
Approval, Budget & Implementation
We handled the preliminary building inquiry and building application with the Pankow building authority, coordinated with neighbors, and prepared a DIN 276 cost estimate including a schedule and trade plan. For the execution phase: tendering for the timber construction trades, comparing bids, recommending the winning bidder, and conducting quality control at each milestone: shell construction, interior finishing, and landscaping. This ensured the project remained reliably on time and within budget – a key priority for Watts in both roles.

An underappreciated terraced house has been transformed into a contemporary wooden courtyard house – warm, bright, and family-friendly. The street-facing side features clean, understated architecture; the courtyard is dedicated to the children and community life.
