The town is known for the famous Hoppegarten racecourse , which has been a cultural and social center of the region since 1868 and attracts not only horse racing enthusiasts.
The building, originally constructed in the mid-19th century, showed clear signs of age: timber framing was damaged in places, the thermal insulation was inadequate, and the wooden windows were leaky. The new owners, a family from Berlin interested in sustainable living, opted for a comprehensive energy-efficient renovation focusing on timber construction as an ecological building material concept.
During the renovation, the timber framing was carefully restored. An additional, vapor-permeable wooden cladding was installed on the exterior, protecting the historic structure while significantly improving thermal insulation. Inside, the walls received a natural clay plaster finish, ensuring a healthy indoor climate. The old windows were replaced with modern triple-glazed wood-aluminum windows, preserving the house's appearance while offering excellent sound insulation and high energy efficiency.
The heating system was converted to a pellet boiler, which significantly improved the CO₂ balance . In addition, a heat recovery system and controlled ventilation complement the heating concept. The new energy-efficient building envelope reduces heating energy demand by over 70 percent compared to the original state.
The roof structure was also extended using cross-laminated timber, creating additional living space. This measure blends harmoniously into the historic townscape of Hoppegarten and utilizes modern timber construction technology to conserve material resources.
The project is widely regarded on Fasanenweg as a model for the sustainable renovation of historic properties. The combination of regional timber construction, energy efficiency, and the preservation of the building's historical fabric makes the house an attractive and future-proof residence. The new owner uses the house as a green oasis in a central location near one of Europe's most important horse racing tracks, which is also continuously developing in terms of tourism and culture.
