An aging detached house in Bernau-Friedenstal faced a difficult sale. Instead of labeling it a "renovation project," immowerk.BERLIN developed a clear conversion and marketing vision with realistic costs, optimized floor plan, and energy efficiency upgrades. The result: perfectly matched buyers, a swift sale, and a sustainably improved quality of living and location – right in the heart of Bernau, between the historic city wall and the S-Bahn (suburban train) station.

Bernau – Vom Siedlungshaus zum Familienmagneten an der S2 mit Umbauvision

Zwischen der mittelalterlichen Stadtmauer Bernau, dem UNESCO-Bauhaus-Denkmal Bundesschule und den Panke-Grünzügen stand seit den 1970er-Jahren das Haus der Familie Krüger in Bernau-Friedenstal. Über vier Jahrzehnte hatte das Paar hier gelebt. Doch Wartung und Instandhaltung wurden zur Herausforderung: Ölheizung, undämmtes Dach, zugige Holzfenster, ein verwilderter Garten – und die Sorge, das Haus als „Sanierungsfall“ nur mit deutlichen Abstrichen verkaufen zu können. Heute pendelt die Familie per S2 in die Stadt, am Wochenende geht’s zum Bauhaus-Denkmal oder an die Stadtmauer; abends leuchten die PV-Strings im Monitoring statt der alten Ölkesselkontrolllampe.
